Snyder Langston

Snyder Langston continues to build on its title as one of the largest and most trusted constructors and developers of commercial and industrial projects in the southwestern United StatesÔÇöone high-profile project at a time ┬áWhen Don Snyder and Bill Langston founded Snyder Langston in 1959, Southern CaliforniaÔÇöwith the exception of Los Angeles and its surrounding metropolitan areaÔÇöwas composed of small towns. Today, the Southland abounds with office buildings, homes, recreation, educational and religious institutions, resorts and private clubs, many of which Snyder Langston helped to build over the past fifty years.Based out of Irvine, California, Snyder Langston has spent as much time building relationships during its half-century history as it has building a resum├® full of significant projects; luxury car dealerships, high-end retail centers, hospitality venues, and popular institutional buildings among others. Orange County projects alone account for over $400 million in office, hospitality, industrial and institutional work, many with companies where longstanding relationships have been the key to further success. One such relationship is with The Irvine Company, a highly respected national private real estate company that has been recruiting Snyder Langston for its construction needs for almost twenty years. In 2001, The Irvine Company set out to build its award-winning retail center, The Irvine Spectrum Center, with Snyder LangstonÔÇÖs help. The meticulously designed 80-acre center was constructed of steel-framed plaster, unique thick block masonry, natural stone, and more than 500,000 pieces of ceramic tile. The 1.15-million- square-foot entertainment venue incorporates 120 retail outlets, specialty restaurants, and a 6,400-seat, 21-screen theater including IMAX, nine custom fountains, and a 10-story ÔÇ£giantÔÇØ Ferris wheel with more than 15,000 solar-powered lights. Known as one of the most successful retail and entertainment destinations in the world, the center attracts more than 11 million visitors per year.ÔÇ£We were together since Phase I with the owner,ÔÇØ said Karl Krutzinger, project executive for Snyder Langston. ÔÇ£The Irvine Company has put a lot of trust into us to deliver the product that really is its vision; because we understand the client we are able to do this.ÔÇØ┬á Last year, The Irvine Company called on Snyder Langston again for preconstruction, general contracting, and construction management services on the Shea Vantis 120 building, a five-story, Class ÔÇ£AÔÇØ office building totaling 177,000 rentable square feet with on-grade parking for 726 vehicles, as well as its latest world-renowned project, Pelican Hill Resort.A five-star resort hotel perched above the Pacific Ocean in Newport CoastÔÇöand one of CaliforniaÔÇÖs premier destinationsÔÇöPelican Hill Resort was completed in December 2008. The Irvine Company chose Snyder Langston to conduct preconstruction and construction services to the 115-acre resort. Comprised of 128 villas, three pools, a hotel ÔÇ£core,ÔÇØ five restaurants/cafes, 204 bungalows, spas and relaxation areas, the resort was inspired by northern ItalyÔÇÖs celebrated architecture. Designed to border the pristine, world class Pelican Hill Golf Course, extensive preconstruction services and general contracting were also provided by Snyder Langston for the Pelican Hill Golf ClubÔÇÖs 16,000-square-foot, wood-framed clubhouse inspired by the famous Avalon casino building on Santa Catalina Island. The new clubhouse includes a 4,000-square-foot banquet kitchen, three large banquet rooms, an outdoor enclosed patio seating area with a tiled fireplace and fountain, a bar lounge or ÔÇ£greenhouseÔÇØ dining area overlooking the 18th green, and a sunroom deck extending from the banquet rooms.Snyder Langston also designed and constructed the resortÔÇÖs 136-foot diameter, hand-tiled glass mosaic swimming pool. The Coliseum pool took months to complete and has an amphitheater of terraced decks offering private cabanas, sunbathing areas, dining and vivid views.Marquee properties and long-term relationships with clients, subcontractors and professional partners alike are all part of Snyder LangstonÔÇÖs ongoing contribution to Orange County and the Southland. Today, the firm is busy with a slate of projects that keep its employees working on every project phase, including planning, government relations, entitlement management, project management, financing, design and construction for multiple clients. ÔÇ£In the last five years, the number of projects weÔÇÖre working on has significantly increased. WeÔÇÖre optimistic about seeing similar growth in the years ahead,ÔÇØ says Snyder LangstonÔÇÖs president and COO, John Rochford. ÔÇô Editorial research by Greg Petzold┬á
